FHA is a popular loan program for both first time and repeat buyers, primarily because of its low down payment requirement and somewhat lenient qualification requirements. If you are looking to buy a home this year, it's important to know about the FHA loan limits for 2018.

Why Loan Limits Change Yearly

Loan limits are set by county based on a combination of median home sale prices for the previous year and updated limits for conforming loans (also known as conventional loans). Each year, FHA evaluates loan limits and adjusts them accordingly. This is important, especially as market prices increase. FHA buyers might not be able to afford homes if market prices increased but loan limits did not. This is particularly true for buyers who may not qualify for loan programs with higher limits.

What Home Buyers Should Keep in Mind About FHA Loan Limits for 2018

The limits noted above do not apply to purchase price. They apply to loan amounts, so you must take into account down payments. For instance, if purchasing a $300,000 home with 3.5% down, your loan amount would be $289,500. This is well within the limits for all Florida counties. Should your purchase exceed the limits allowed by FHA, you can still purchase the home but would need to cover the difference by providing a larger down payment. 

If you were pre-approved in 2017 for an FHA loan, be sure to check the chart above. It's possible that the limit may have either increased or decreased. Contact your loan officer for an update on your maximum purchase price, given this new information. Also, remember that interest rates also fluctuate and can change your pre-approval limit. It's always a good idea to check with your lender before making an offer on a home.
